MMRDA – Makaan Bhai https://makaanbhai.com Mumbai's No.1 Property Advisor with 0% Brokerage Fri, 16 Feb 2024 20:02:06 +0000 en-US hourly 1 https://wordpress.org/?v=6.5.3 212517812 Analysis: Will there soon be three ‘Mini BKC’s in Varli, Kurla, and Mumbai? What is this project? https://makaanbhai.com/analysis-will-there-soon-be-three-mini-bkcs-in-varli-kurla-and-mumbai-what-is-this-project/ Sun, 31 Dec 2023 12:19:38 +0000 https://makaanbhai.com/?p=20243 The space in Varli and Kurla has been lying vacant for many years under the Dairy Development Department. Now, the focus has shifted to these areas from the Mumbai Metropolitan Region Development Authority (MMRDA). MMRDA has decided to develop these lands under the Bandra-Kurla Complex. At that time, MMRDA also decided to develop the lands of Marve, Madh, Malvani, and three other villages under BKC. The proposal regarding this was approved in a recent meeting of the authority, and now they await approval from the state government. What exactly is this proposal, what is the Mini BKC, remains the question…

How will BKC be constructed? Mumbai, known as the economic capital and an internationally recognized city, has its first economic center known as Nariman Point. After the development of Nariman Point, its value increased significantly. Consequently, there was a need to create a new economic center. MMRDA, which oversees development, developed a commercial complex on the fertile lands of the Mithi Riverbank. This complex is akin to BKC or the Bandra-Kurla Complex. Today, this complex is recognized as an international economic development center. Now, MMRDA is searching for similar economic development centers to be established elsewhere. In this consideration, they are now exploring the development of Varli and Kurla.

Varli and Kurla’s Mini BKC? In Varli, there is a total of 6.40 hectares of land, including plot number 866/5, under the Dairy Development Department. The dairy farms there have been shut down. In Kurla, there is a second piece of land, measuring 10.40 hectares under land parcel number 229/1/1, zoned for dairy development. These two pieces of land remain unused. MMRDA has decided to develop these lands under BKC. The BKC area is much larger compared to the spaces in Kurla and Varli, making these areas relatively smaller. Hence, a Mini BKC here signifies establishing a smaller economic center.

Appointment as a Special Planning Authority? For the land in Kurla and Varli, MMRDA has requested for it to be allocated as non-agricultural, non-market, and belonging to Category 1 designation. This demand was raised by MMRDA during a meeting with the authority in Nagpur. The proposal has been approved, and now it is awaiting the state government’s nod. As per this proposal, MMRDA will be appointed as the Special Planning Authority for the development of these areas. Moreover, these areas will also witness developments in the field of information technology and banking.

Development in six villages under BKC? In the Mumbai Metropolitan Municipality area, 2011.11 hectares of land have been reserved for special development. Among these, 235.71 hectares belong to the state government, and 936.62 hectares constitute a single settlement area in Madh, Malvani, Marve, Aarey Colony, Daravli, and Akse. Out of this, 450.23 hectares, totaling 1386.85 hectares, have been designated as a Special Development Zone for development. MMRDA aims to develop the Bandra-Kurla Complex here. Therefore, they have requested to appoint a Special Planning Authority for this purpose. They await the government’s approval.

How will the development of six villages proceed? Upon approval by the state government, MMRDA will construct homes on 1386.85 hectares of land. Public open spaces and social facilities will also be developed. Key features include building a cityscape, an IT park, biotech units, an amusement park, and a tourism center. The proposal for this was presented in the 155th meeting of the authority. After receiving the state government’s approval, plans include preparing the blueprint for the Special Development Zone, formulating development regulations, and encouraging development. Additionally, various essential facilities like the metro, the Virar-Vasai Sea Link, and coastal road projects around Madh, Malvani, and Marve are also being implemented. Consequently, numerous developmental opportunities have been created in these areas, driving MMRDA’s decision to develop these villages.

Approval granted for Vitthalwadi – Kalyan elevated road, administrative clearance of ₹642.98 crores from MMRDA https://makaanbhai.com/approval-granted-for-vitthalwadi-kalyan-elevated-road-administrative-clearance-of-%e2%82%b9642-98-crores-from-mmrda/ Wed, 27 Dec 2023 13:08:33 +0000 https://makaanbhai.com/?p=20228 For the ambitious elevated road project, the Mumbai Metropolitan Region Development Authority has granted administrative clearance of ₹642.98 crores.

Thane: For the ambitious elevated road connecting Kalyan-Ahmednagar National Highway, Kalyan-Badlapur State Highway, and the link road to old Pune, the Mumbai Metropolitan Region Development Authority has granted administrative clearance of ₹642.98 crores. Presently, from Vitthalwadi to Kalyan, it takes approximately 40 to 60 minutes due to the absence of a direct route. This new elevated road is expected to reduce this time to around five minutes. This road will have two railway crossings, connecting Vitthalwadi to Kalyan-Ahmednagar State Highway, allowing seamless passage over the Waldhuni River.

The lack of connections between state highways and national highways often results in longer travels, requiring additional fuel, time, and effort. Kalyan and Ulhasnagar are adjacent cities but seem distant due to geographical factors, the Waldhuni River, and the absence of a direct route. Travelling from Kalyan to Ulhasnagar requires taking the Kalyan-Badlapur State Highway, which adds to the distance. The National Highway, Mahamarg, and Old Pune Link Road are not interconnected, necessitating the idea of a direct elevated road, conceived by local representative Dr. Shrikant Shinde. Consequently, the Kalyan-Dombivli Municipal Corporation has prepared a detailed blueprint for this purpose.

The project will join two railway routes and three highways, requiring an immediate ₹642.98 crore administrative approval from the Mumbai Metropolitan Region Development Authority board. The total land required for this project is around 38,160 square meters, of which 23,951 square meters have already been acquired. The surplus land will be managed through Transfer of Development Rights (TDR), a process initiated through the Kalyan-Dombivli Municipal Corporation. This road, once operational, will reduce the time taken from 40 to 60 minutes to a mere five minutes.

The Route: The road will commence near the Vitthalwadi crematorium and descend at the Palm Resort on the Kalyan-Ahmednagar highway. Spanning a total length of 1,654 meters, it will have four elevated pads. A separate pedestrian pathway of 240 meters will lead from Palm Resort to the Kalyan railway station. Another pathway of 520 meters will connect the railway station to the elevated road. From the Palm Resort to the Shri Bhavani Chowk and from there to the Bhawani Chowk square, two double-lane pathways of 220 meters will be constructed. There will be a double-lane path of 220 meters from the Vitthalwadi station to the Vitthalwadi crematorium.

The project involves the development of four elevated roads over the Kalyan-Murbad Road and Pune Link Road. Dams will be built on both sides of the Waldhuni River, stretching 18 meters, and the lands over the railway pathways will be developed. Additionally, a protective wall of 1,490 meters will be constructed along the Waldhuni River. Enhancements are planned for Bhavani Chowk in Kalyan, Jagdish Dairy on the Kalyan-Badlapur Road, and the Vitthalwadi railway station vicinity.

The journey from Mumbai to Thane will be faster! ‘This’ route will be ready soon, MMRDA’s Megaplan… https://makaanbhai.com/the-journey-from-mumbai-to-thane-will-be-faster-this-route-will-be-ready-soon-mmrdas-megaplan/ Wed, 13 Dec 2023 13:59:53 +0000 https://makaanbhai.com/?p=20081 Mumbai News: There’s significant news for the citizens of Mumbai and Thane. This news is especially relevant for commuters traveling from Mumbai to Thane and vice versa.

Typically, the travel between these two cities requires utilizing expressways for a faster commute. However, this route has significantly deteriorated. Consequently, commuters face major difficulties while traveling on these roads. The road conditions demand more time and expense for the journey due to frequent repairs. Moreover, due to the poor road conditions, traffic congestion tends to be severe. This increases the likelihood of accidents. Hence, the Mumbai Metropolitan Region Development Authority (MMRDA) is set to rectify this route. As per the available information, MMRDA will repair the road between Thane and Mulund. Approximately a five-kilometer stretch of this route will be fixed. A public tender has been announced for this purpose. Consequently, repairs for the stretch between Majiwada and Mulund, including the Golden Dyes Junction, are proposed. A significant sum of 2.68 million rupees has been allocated for this project. If this route is repaired, the commute from Mumbai to Thane and vice versa will undoubtedly become smoother. Consequently, citizens can expect significant relief.
