Project 1: Navi Mumbai International Airport (NMIA)

NMIA, one of the world’s largest greenfield airports developed by CIDCO, will mark India’s first urban multi-airport system, created in partnership with Adani Airport Holdings Ltd. The proposed NMIA is designed with two parallel and independent runways for simultaneous operations, accompanied by full-length parallel taxiways on either side. With a projected capacity of handling at least 60 million passengers and 1.5 million tonnes of cargo annually, NMIA aims to alleviate the traffic burden on Mumbai Airport. A CIDCO official mentioned, “Phase-I of the airport will commence soon, and the inaugural flight is anticipated by the end of 2024.”

Proposed Connectivity Plan includes:

  • Extension of Sion-Panvel expressway
  • Enhancements to NH 4B, Amra Marg, and SH-54
  • Metro connectivity between CSM International Airport and NMIA
  • Nerul Passenger Water Transport Terminal
  • Mumbai Trans Harbour Link (MTHL)
  • Coastal road connecting MTHL and NMIA

Project 2: Water Transport, Nerul

The Nerul passenger water terminal is fully constructed and prepared for passenger transport operation, awaiting action by the Maharashtra Maritime Board. Operationalization is hinted at by 2024. Part of the Eastern Waterfront project under the central government’s inland water transport development policy, CIDCO has finished building a jetty at Nerul and a marina at Belapur, estimated at a cost of around Rs 150 crore. This terminal will substantially reduce travel time between Navi Mumbai and South Mumbai, as well as between Navi Mumbai and the Konkan region.

Key Features include:

  • Passenger facilities
  • Alleviation of stress on roads and railways
  • Catamarans and speedboats

Project 3: Kharghar Golf Course

CIDCO has initiated work to upgrade the Kharghar golf course to international standards, expanding the number of holes from 11 to 18. The new course is projected to become operational in the upcoming year, estimated at a cost of Rs 50.35 crore. The golf course aims to elevate Navi Mumbai’s stature in the golfing world while enhancing residents’ quality of life. Upon completion, a private operator will oversee the golf course for a predetermined duration.

The Project includes:

  • Clubhouse
  • Five-star hotel, apartments, villas
  • A golf academy

Project 4: Transit Oriented Housing

CIDCO plans to introduce a new housing scheme under the Pradanmantri Awas Yojana (PMAY) for economically weaker sections and lower-income groups. The scheme focuses on ‘Transit Oriented Development,’ constructing dwellings near bus depots, truck terminals, and railway station areas to reduce travel time and costs while promoting public transport usage.

Project 5: Bamandongri Railway Station

The 27-km-long Nerul/Seawoods-Uran Rail Corridor, developed by CIDCO, includes 10 railway stations completed in two phases. Phase one, covering 12 km, involves routes like Seawoods-Kharkopar and Belapur-Sagarsangam. Among the proposed five stations, the work on two has been finished. Targhar station and Gavan station are set to be completed by mid-2024.

Project 6: Two Bridges by MSRDC

To ease traffic congestion on the Sion-Panvel highway, MSRDC is constructing two new three-lane bridges near Vashi creek. Anticipated to be operational by the third quarter of 2024, these bridges are expected to facilitate smoother vehicular movement during peak hours, costing an estimated Rs 775 crore.

Future CIDCO Projects in Pipeline

  • NAINA (Other projects NAINA): CIDCO is gearing up for sustainable development in NAINA notified areas spanning 371 sq km from Thane and Raigad districts, curbing unplanned development around NMIA. Draft town planning infrastructure plans are underway for TPS 8 to TPS 12.
  • Kharghar-Turbhe Tunnel Road: Proposed for constructing a 5.49 km tunnel road linking Turbhe to Parsik Hill, offering direct access to the proposed International Corporate Park (ICP), Kharghar, aiming to reduce traffic congestion on the Sion-Panvel Highway.
  • Coastal Road for New Airport: To ensure easy connectivity to the upcoming Navi Mumbai airport, plans involve various roadways, including the Nerul-Belapur-Kharghar Coastal Road and connector pathways, along with proposals for an additional jetty closer to the airport.
  • International Corporate Park (BKC 2): Development work has commenced for the Centre of Excellence project ICP (BKC2) in Kharghar, aiming to become a future commercial, educational, and residential hub with state-of-the-art connectivity.
  • Multi-lane Expansion: Ongoing infrastructure connectivity projects cover the multi-lane expansion of the Sion-Panvel Highway, Palm Beach Road extension, and the Delhi-Mumbai Expressway.
  • Future Metro Lines: Initial discussions are underway for proposed Metro Line 2, Line 3, and Line 4, connecting various parts of Navi Mumbai and enhancing public transportation.

Navi Mumbai Metro: Preparations underway to run the metro in the Naina region; Panvel and Ulwe residents to benefit https://makaanbhai.com/navi-mumbai-metro-preparations-underway-to-run-the-metro-in-the-naina-region-panvel-and-ulwe-residents-to-benefit/ Tue, 26 Dec 2023 09:12:26 +0000 https://makaanbhai.com/?p=20216 Nagamani Pandey, Navi Mumbai: CIDCO has planned to start metro rail services in the Navi Mumbai Airport Influence Notified Area (Naina). The CIDCO administration is considering various options for access routes in this area. It’s worth noting that the Naina area, adjacent to the Navi Mumbai Airport project, is being developed as the third Mumbai. CIDCO has initiated the groundwork for an extensive plan toward this end, including the construction of an internal metro project in the area.

CIDCO has tasked a team to examine the feasibility of connecting Targhar railway station on the Nerul-Uran line to Ambivli over a distance of 19 kilometers and the possibility of developing a new metro line from Kalamboli-Chikhale-Kon to Navi Mumbai Airport. The team will submit its report, outlining future access options for this area.

New city to be built in 11 phases

CIDCO has emphasized the development of a 561 square kilometer area under the Navi Mumbai Project. The development of this new city will be executed in 11 phases. The construction of the Shivdi-Nhava Sheva sea bridge by the Mumbai Metropolitan Region Development Authority (MMRDA) has been completed, and the bridge is set to open for access soon. The MMRDA plans to develop villages near this sea bridge, creating another smaller city, pending approval from the state government.

MMRDA’s Responsibility

Under the second phase of the CIDCO Naina project, 80 out of 152 villages have already been excluded, and the responsibility to develop these villages has been handed over to the Mumbai Metropolitan Region Development Authority. The process of building small cities around airports by various authorities of the state government has begun in a phased manner. It is estimated that the population here will multiply several times compared to old Navi Mumbai.

Possibility of integrating the project with Navi Mumbai Airport

The first phase will involve studying the 19-kilometer metro project from Targhar railway station to Ambivli. There’s also consideration for linking the Kalamboli-Chikhale-Kon (NH 4 highway) route with CIDCO’s Taloja MIDC to Khandeshwar (Metro Line 2) and Pendhar to CIDCO Taloja (Metro Line 3). Furthermore, a study report will be prepared to merge the Kalamboli-Chikhale-Kon route with the planned Kalyan-Taloja metro route, potentially designing a circular metro.

Benefiting Panvel and Ulwe residents

The plan is to connect the Kalamboli-Chikhale-Kon metro line with the ‘Naina’ project. The development of these two metro projects in Naina will provide travel opportunities for residents of the Naina region, Panvel city, and New Panvel Colony via the metro. This metro line will stretch from New Panvel, Panvel Bus Stand, Panvel Industrial Estate, Karanala Sports Academy in Panvel to Navi Mumbai Airport and Ulwe.

Exciting News! Will Two Metro Lines Develop on this Mumbai Metro Route? https://makaanbhai.com/exciting-news-will-two-metro-lines-develop-on-this-mumbai-metro-route/ Fri, 15 Dec 2023 07:07:35 +0000 https://makaanbhai.com/?p=20108 Mumbai Metro News: The metro is being developed in the city of Mumbai, including suburban areas like Navi Mumbai. To ease the congestion of citizens’ transportation, special emphasis is being placed on operating the metro through government and administrative channels.

Just a few days ago, citizens of Navi Mumbai received a glimpse of the metro. The proposal for a metro route had been made nearly twelve years ago in Navi Mumbai. However, due to various reasons, this metro route did not start as planned.

Now, with the inauguration of the metro in Navi Mumbai, citizens are witnessing a specific response to their transportation needs within the city. From Belapur to Pendhar, passenger transport has commenced along this route. Consequently, the journey for citizens of Navi Mumbai has become swift and safe. However, the Pendhar station among the eleven stations on this 11-kilometer route doesn’t particularly benefit the residents of Taloja MIDC.

This has led to a significant demand from entrepreneurs and workers in the Taloja MIDC. Truthfully, lakhs of employees commute from Mumbai, Navi Mumbai, Thane, Raigad, and Palghar to this area.

However, the current situation requires daily commuters and entrepreneurs to rely on roads for their return journey. For these employees and entrepreneurs, there is no alternative apart from city buses and private vehicles.

Therefore, despite the launch of the metro, the need to expand it to Taloja MIDC is strongly advocated by the employees and entrepreneurs here. Presently, there are eleven stations on this route. Thus, the demand has been made to extend this route to Taloja MIDC by adding two more stations, namely 12th and 13th stations. Industries have made an appeal in this regard.

Taloja Industrial Association has initiated the first steps in this direction. Through this association, an appeal has been promptly made to the authorities for the management of the extension.

The positive response from CIDCO is indeed noteworthy. As a result, there is hope that this metro route in Navi Mumbai will soon witness an expansion.

Exciting news ! Soon, commuting from Mumbai to Kalyan-Taloja will become much more convenient as construction on this metro route is set to begin shortly. https://makaanbhai.com/exciting-news-soon-commuting-from-mumbai-to-kalyan-taloja-will-become-much-more-convenient-as-construction-on-this-metro-route-is-set-to-begin-shortly/ Thu, 14 Dec 2023 08:38:19 +0000 https://makaanbhai.com/?p=20102

The Mumbai Metropolitan Region Development Authority, working through MMRC, has been actively developing the metro network in Mumbai, the capital city, and its surrounding areas. When Mumbai is mentioned, locals often visualize the local train system first. Known as Mumbai’s lifeline, the local train journey, however, can be quite chaotic due to overcrowding and frequent accidents, causing concern among Mumbai residents. As an alternative, the consideration of AC local trains has been initiated alongside the metro development. It’s been confirmed that work on the Kalyan-Taloja Metro Line 12 will commence soon, raising hopes for convenient travel between Mumbai, New Mumbai, and Thane. Additionally, a bid of 1877 crore INR has been announced for the necessary car sheds along this metro route. Upon the completion of the bidding process, construction will kick off. The goal is to open this metro route to the public by 2025 once direct construction starts. This project entails the creation of a 20-kilometer route, estimated to cost 5600 crore INR.

Moreover, due to the implementation of this metro route and others in the city, places like Kalyan, Dombivli, Bhiwandi, Thane, New Mumbai, and Mumbai will be interlinked. Crucial stations like Kalyan, APMC Kalyan, Ganesh Nagar, Pisavali Gaon, Golavli, Dombivli MIDC, Sagav, Sonarpada, Manapada, Hedutane, Kolegaon, Nilaje Gaon, Vadvali, Bale, Vakaln, Turbhe, Pisarve Agar, Pisarve, and Amandoot will feature along this metro route. As a result, work on this metro route will kick off in the upcoming months, with optimism that this project will greatly benefit the people of Mumbai by 2025.

Ongoing government initiatives are expected to significantly raise property prices in areas like Ulwe, Uran, Pushpak Nagar, Taloja, among others in Mumbai, Navi Mumbai, and nearby regions. This presents a fantastic opportunity for homebuyers. The Mumbai Metropolitan Region Development Authority (MMRDA) is autonomously handling this route. In June 2019, the Mumbai Metro Operations Corporation Limited (MMMOCL), a new nodal agency under the MMRDA’s ownership, was established to oversee and operate all services.

The MMRDA initiated the development of the 32.32 km Line-4 corridor along with the Green Line, linking Vadala to Kasarvadavli via the LBS Marg and the Eastern Express Highway in eastern Mumbai. With the pace at which progress is made, plans to commence metro service along the Line 4 corridor are slated to start by 2025. Passengers may anticipate waiting until 2026-27 for full travel on the entirety of this metro route.

An approval for the 2.88 km Line-4A Green Line extension from Kasarvadavli to Gaymukh was obtained in December 2018 by the Maharashtra Cabinet, and the bidding process was initiated by MMRDA in March 2019. Jay Kumar Infraprojects was appointed as the civil contractor in September 2019, with a contract value of 342 crores.

The 9.209 km Line-10 is slated to be extended southwards from Gaymukh to Shivaji Chowk (Mira Road) with four stations. The Maharashtra government granted clearance for construction on July 24, 2019, followed by a ceremonial groundbreaking by the Prime Minister of India on September 9, 2019.

The 12.774 km Line-11 from Bhakti Park (Wadala) to CSMT will have stations at Wadala RTIO, Ganesh Nagar, BPT Hospital, Shivdi, Hey Bunder, Koyla Bunder, Darukhana, Wadi Bunder, Clock Tower, Karnak Tower, and Kasamth.

Government 6 Infrastructure Projects in Mumbai https://makaanbhai.com/government-6-infrastructure-projects-in-mumbai/ Thu, 09 Mar 2023 04:59:12 +0000 https://makaanbhai.com/?p=17918 Following are the top 6 upcoming infrastructure developments that home buyers should look out for while investing in a property-

1- Mumbai Metro

The Mumbai metro is designed to alleviate traffic jams and augment the city’s congested train network. When finished, the Mumbai-metro will feature 14 metro lines spanning 350 kilometers. It will significantly improve connectivity and infrastructure. The total cost of the Mumbai Metro project is anticipated to be more than 1.4 lakh crores. Metro lines will majorly cover areas like Andheri West, Colaba, Dahisar, Ghatkopar, Mulund, Thane, Kalyan, Dombivli, Kanjurmarg, Badlapur etc.

All of these Mumbai metro lines are likely to be finished during the upcoming ten years. This enormous metro project will have a positive impact on both the commercial and residential real estate sector. Offices with good access to main metro lines are more likely to be preferred by employees. This metro project will also benefit large projects like 77 Cross Roads in Ghatkopar and Codename Highway Touch in Andheri.  Metro rail is going to increase demand for both affordable and luxurious housing projects in the residential real estate sector.

2. Navi- Mumbai International Airport

One of Navi Mumbai’s flagship initiatives is the expansive Navi Mumbai International Airport. The D. B. Patil International Airport, also known as Navi Mumbai International Airport, is an airport that is currently under construction in Navi Mumbai, Maharashtra. The project is expected to cost 16,700 crores in total. The construction of the metropolis surrounding this airport will be made possible by it. The Navi Mumbai aerotropolis would develop a whole ecosystem of businesses, retail outlets, institutions of higher learning, and healthcare facilities. The demand for houses will increase when you consider the possibilities that Navi Mumbai airport provides. Kalpataru Park Riviera and Sai Sun City are one of the biggest ongoing projects around this airport. The top-notch infrastructure and seamless connectivity would entice MNCs to locate their operations in Panvel and the surrounding districts. The airport city will also spur some activity in the housing market.

3. Mumbai Trans Harbour Sea Link

This 21.8 km long bridge between Mumbai and Navi Mumbai is known as the Mumbai Trans-Harbor Sea Link (MTHL for short). The six-lane road bridge is known as India’s longest sea bridge and has six lanes. The bridge will start in Sewri, cross Thane Creek to the north of Elephant Island, and end at Chirle village close to Nhava Sheva. The Nhava marine port, the Mumbai-Pune Expressway, and the Mumbai-Goa Highway will all have direct access to it. The sea link will give Panvel’s real estate market a major boost. Projects like Godrej Highlands and Siddha Sky will be at the forefront of this housing demand.

4. Mumbai-Ahmedabad bullet train corridor

The 650-kilometer bullet train project is part of a high-speed rail route planned to connect Ahmedabad to Pune through Mumbai. The project is expected to cost INR 1.1 lakh crore. The bullet train corridor will run from BKC in Mumbai to Virar, Thane, Boisar, Vapi, Bilimora, Surat, Bharuch, Vadodara, Anand, Ahmedabad, and Sabarmati.

The Mumbai-Ahmedabad bullet train line will in many ways increase demand for residential, retail, and commercial real estate. The Kalyan-Shil road, Thane, and Dombivli areas around the bullet train station will grow quickly, fueling the rise in real estate values. In addition to reducing travel time, the bullet train will provide seamless connectivity to these areas. Township projects like Eternia in Thane and Runwal Gardens in Dombivli will see increased demand for affordable homes as a result of the high-speed rail track. These townships provide a wide range of reasonably priced family homes with a variety of top-notch facilities that will enhance your quality of life.

5. Goregaon Mulund Link Road

Mulund and Goregaon are connected by the 12-kilometer-long Goregaon-Mulund Link Road (GMLR). It will be crucial in decreasing traffic congestion and shortening travel times. At the moment, the trip from Mulund to Goregaon takes 80 minutes. This travel time will be slashed to only 20 minutes once the new GMLR road is operational. For many who travel to the western suburbs on a regular basis for work, this tunnel route will be a huge comfort. This project is expected to cost 6,225 crores. Magnificent projects like Kalpataru Elitus in LBS Marg, Mulund (W) will enjoy close proximity to this tunnel road.

6. Coastal Road

The 22-km-long coastline road is a freeway that runs from Kandivli in the north to Marine Lines in the south. This next infrastructure project in Mumbai is expected to cost 12,000 crores. Right now, the trip from the western suburbs to South Mumbai takes around two hours. This journey time will be cut in half to 40 minutes once this road project is operational.

The coastal road will be constructed in 2 phases mainly. A 10-km segment of the first phase runs from Princess Street Flyover at Marine lines to BKC. The Versova-Bandra sea link is one of the projects in the second phase. The project is expected to be finished by November 2023.  Other recreational facilities including cycling paths, a sea promenade, outdoor theaters, playgrounds, and much more will be located along this coastal route. Native trees will be planted across the open areas and landscapes will be constructed. Along the lines of this Coastal Road project, other major residential projects are in the works, including Irene in Malad and Lodha Bellevue in Mahalaxmi.

Take away

These much anticipated infrastructural developments would permanently alter how Mumbaikars commute. The real estate industry will get adequate traction thanks to this consistently reliable connectivity. In the coming decade, investing in Mumbai will be a wise choice whether you’re an investor or a consumer.

Due to several ongoing government initiatives, the property prices in locations such as Ulwe, Uran, Pushpak Nagar, Taloja, among others, in Mumbai, Navi Mumbai, and nearby areas are expected to significantly increase in the future, presenting a golden opportunity for home buyers.
